Yes. All residents must carry renters’ liability insurance with at least $100,000 in liability coverage. Proof is required before moving in, at policy renewal, and upon request. A full list of requirements is outlined in the insurance addendum.
Residents have several parking choices. Reserved spaces are available in detached garages for $50 per month and attached garages for $75 per month. One heated, reserved garage space is included with apartments in the 3810 and 3890 buildings. Unreserved surface parking is also available throughout the community on a first-come, first-served basis.
Most utilities are conveniently set up for you by our team. Electricity is based on personal usage and billed directly to residents by Dakota Electric. Trash, water, and sewer charges vary based on occupancy and are allocated by management. Gas is billed based on the square footage of the apartment and is also allocated by management. A flat monthly utility billing fee of $8 applies.
We’re proud to be a pet-friendly community. Each apartment allows up to two pets, and we welcome both dogs (up to 70 pounds) and cats. Breed restrictions for dogs are minimal, and cats do not need to be declawed. For dogs, a one-time pet fee of $300, a refundable deposit of $150, and monthly pet rent of $35 per pet are required. For cats, the one-time pet fee is $200, with a $150 refundable deposit and $25 monthly pet rent per cat. Some units may be excluded; please talk to our leasing team with any questions.
A $50 application fee is required for each applicant aged 18 or older. A one-time $150 administrative fee is required per unit. Security deposits start at $400 per unit with approved credit.
At move-in, you’ll pay your first month’s rent, any applicable charges like parking, storage, pet-related fees, utilities, and any remaining deposit balance. A detailed move-in statement will be provided ahead of your move-in date, so you know exactly what to expect.
We offer lease terms ranging from 3 to 18 months. Availability may vary based on the time of year, and shorter-term leases may include a premium. Please contact the leasing office for current options.
Rent can be paid through our online resident portal, powered by AppFolio. We also accept checks or certified funds for in-person payments.
